This article explains how buying off plan worked for our buyers, and what to expect from our next release. ## Why buying off plan pays An off-plan buyer commits before the villa is finished. In return, they pay less than a buyer who waits for a completed home. On the Cemagi Collection, that gap was the main reason both villas sold during construction rather than after it. ## How the payments work Payments are tied to construction, so buyers are never far ahead of what has been built. | Deposit on signing | 10% | | Off-plan payment | 30%, at the next build stage | | Balance | 60%, staged to handover or paid monthly | We accept bank transfer (SWIFT), Visa and Mastercard, and Bitcoin, Ethereum and USDT, and we work out a structure with overseas buyers who need something different. ## What our buyers are getting - A three-bedroom, four-bathroom villa of about 185 square metres - A 6.5 metre by 3 metre private pool - Full furnishing, ready to let - A 25-year leasehold from handover, extendable a further 25 years for a fixed $60,000 ## The land was already secured The most common risk with an off-plan purchase in Bali is a developer who does not yet control the land. That risk did not apply here. The land for the Cemagi Collection was already secured and construction was under way before either villa sold. ## Handover, and what comes next Handover is estimated for Q2 2027.
