The projected return on the Cemagi Collection combines rental income with capital growth. Here is where each part comes from, and the assumptions behind it.
We describe the Cemagi Collection as having a projected total annual return of 12 to 18 percent. That figure is easy to misread, so this article explains what it includes and what it is based on. ## Two parts, not one The 12 to 18 percent is a **total return**. It combines: - **Rental yield**: the income the villa earns from guests, after running costs - **Capital appreciation**: the growth in what the villa is worth It is not a rental yield on its own, and it is a projection, not a guarantee. ## Where the rental figures come from When we sampled Airbnb in July 2026, comparable three-bedroom villas in the Cemagi and Seseh corridor were quoting roughly $216 to $337 a night all-in. The closest comparables were fully booked through peak season. We also use our own numbers. Casa Surya already runs seven villas on long leases across Canggu, Seseh, Pererenan and Cemagi. Casa Panama, in Cemagi itself, has run at 95 percent occupancy. That track record is the base for our rental assumptions, and we keep those assumptions deliberately conservative. ## Where the growth figures come from Cemagi land values are up more than 40 percent since 2020. The area's profile is also rising, with projects such as the Anantara Seseh resort and Nuanu Creative City nearby. Two features of this villa support its value over time: - **Protected views.** The villa backs onto green-zone land that cannot be built on. - **A fixed lease extension.** A further 25 years costs a fixed $60,000, so the villa does not lose value just because its lease is getting shorter. ## What could move the number Any projection depends on things nobody controls: tourism levels, exchange rates, how the villa is run, and how much the owner uses it.
