## The Cemagi Collection (for sale now, only two villas)

- **Pricing rewards buying off plan, effective 26 August 2026.** Both villas list at **USD 450,000** (IDR 8,000,000,000) once they are built. Off plan, the first villa reserved is **USD 345,000** (IDR 6,130,000,000) and the second is **USD 395,000** (IDR 7,020,000,000). Reserving before completion is therefore worth up to **USD 105,000** (about IDR 1,870,000,000) on an identical building, and that saving is the whole reason the off-plan price exists. Both villas are the same specification, so whichever is reserved first takes the first price. The price only steps up as they sell, never back down. There is no allowance and no deadline.
- **Casa Surya I** (Type A, south) and **Casa Surya II** (Type B, north): both have rice field, mountain and sunset views and are identical in specification.
- Each: 3 bedrooms, 4 bathrooms (3 en-suite + downstairs guest WC), 6.5m x 3m private pool beside a new landscaped garden lawn, walk-in wardrobes, storage room with washing machine, covered parking, ~185m² build on ~250m² plots.
- Leasehold: 25 years from handover, extendable a further 25 years for a fixed $60,000 (50-year control from $405,000 total). A fixed-price extension is rare in this area.
